Rob is the Founder and Principal of COL Capital Partners and serves as the Principal Broker for COL Mortgage Corporation.
Rob’s experience in private equity real estate and commercial mortgage investment spans over 18 years. Prior to starting COL, Rob held senior roles in controllership, finance and administration, and debt origination/investment at ACM Advisors Ltd, KingSett Capital and Venterra Realty. To date Rob has originated and underwritten well over $1.5 Billion of commercial real estate mortgages, over all asset classes, and major markets in Canada.
Rob’s success is driven by his passion for transparent relationships and value creation.
Rob is a Chartered Professional Accountant (CPA, CA), a Licensed Mortgage Broker under the Financial Services Regulatory Authority of Ontario and earned a Bachelor of Science degree and a minor in Business Administration from the University of Guelph. He serves as a board member for Cedars Non-Profit Housing Co-op Corporation.
Rob enjoys an active lifestyle, including cycling, downhill/backcountry skiing, cross country skiing, water skiing and golf.
Phil is responsible for the origination of mortgage investments for COL's proprietary funds/investment partners.
Prior to COL, Phil was a member of the Mortgage Investments Team at Cameron Stephens Mortgage Capital, where he successfully structured and underwrote over $1 Billion in new loan transactions in the Ontario, Alberta, and British Columbia market with a focus on land loans, residential and commercial construction and bridge financing.
Phil has also led an investor relations team servicing two large hedge funds based out of Chicago and New York with AUM of $15 Billion and $9 Billion. Afterwhich, Phil transitioned into a senior origination role at the Business Development Bank of Canada focused on mid-market manufacturers in the automotive supply chain. Phil was responsible for growing the existing debt portfolio by originating and underwriting commercial real estate mortgages, large scale equipment, and unsecured working capital financing.
Phil has a Masters of Business Administration from the Richard Ivey School of Business, is a licensed Mortgage Agent under the Financial Services Regulatory Authority of Ontario and earned an Honours Bachelor of Business Administration from The Goodman School of Business at Brock University, where he was also a member of the varsity swim team.
Phil enjoys an active lifestyle, consisting of cycling, triathlon, travel, fishing, and mountaineering.

As Director of Origination at COL Capital Partners, Maxium Dsouza leads COL’s deal sourcing and borrower engagement across Ontario. Drawing on more than a decade of experience as a licensed Realtor and Mortgage Broker, he identifies, structures, and advances high-quality residential, commercial, and land development financing opportunities.
Maxium has been recognized as one of Canadian Mortgage Professionals’ Rising Stars (2020) and featured in REIC Canada’s Journal (2024), Maxium brings an analytical, transparent, and solutions-focused approach to every transaction. His Certified Real Estate Finance (CRF) designation further strengthens his ability to bridge capital and opportunity, ensuring each deal is aligned with COL’s disciplined lending strategy and commitment to investor capital preservation.
Nikolay’s key responsibility is providing investment analysis support and market research on behalf of COL’s proprietary funds and subsidiaries. Nikolay supports COL’s investment and asset management functions through underwriting, financial modelling, and data-driven analysis, with a focus on improving internal systems, streamlining workflows, and enhancing portfolio-level reporting capabilities.
Nikolay holds a Bachelor of Arts from the University of British Columbia in an interdisciplinary program focused on Mathematics, Economics, and Philosophy.
As Director of Commercial Origination at COL Capital Partners, David Bafi specializes in originating and structuring residential, commercial, and development financing solutions across Ontario. With experience in mortgage brokerage, institutional real estate investment, and infrastructure advisory, David brings a highly analytical and execution focused approach to each transaction.
David has managed and structured financing pipelines exceeding $100 million, with a focus on construction, bridge, refinance, and multifamily development loans. Prior to mortgage brokerage, he worked in investment, development and asset management roles at Equiton Partners, Dream Unlimited, and Restaurant Brands International, where he supported and executed transactions totaling over $400 million across multifamily, mixed-use, and retail real estate.
Holding a Master of Real Estate & Infrastructure from the Schulich School of Business and a Bachelor of Commerce (Honours Finance), David combines institutional underwriting discipline with entrepreneurial origination capabilities. His experience allows him to align borrower goals with lender criteria and sound capital structures, ensuring each transaction is executed efficiently and in full regulatory compliance. Outside of work, David enjoys an active lifestyle that includes soccer, basketball, jiu jitsu, and travelling.
Vivian's key responsibilities are optimizing COL's specialized mortgage administration and servicing software platform, and expanding servicing capabilities. Prior to COL, Vivian held various senior level positions in the private equity and lending industry, focusing on mortgage funding and operations, client and investor relations at Citco (Canada) Inc., CIBC, Manulife and KingSett Capital.
Vivian has an honours degree in Arts from the University of Toronto.
Mr. Middleton brings a wealth of experience having held executive/CFO positions at private equity real estate and investment management firms focusing on raising investor capital - notably David has held executive positions at Mulvihill Capital Management, Genuity Capital Markets, and KingSett Capital.
More recently David has focused his attention on his Family Office business providing investment oversight and planning, including alternative investments, tax planning and optimization, portfolio management, accounting services, governance and succession planning to high net worth families.
Mr. Mason is the Founder of Westlake Group and has over 14 years of commercial real estate and investment banking experience across a range of asset classes, but predominantly focused in the residential, development, and alternative sectors.
Mr. Nykoliation is currently the President of Core Developments and brings over 15 years of real estate investment, development, financing and marketing experience. Prior to joining Core Developments, he was Vice President of Marketing and Real Estate for Georgian International, where he managed the company's real estate investment and development portfolio.
Mr. Bassi has over 15 years of corporate finance and real estate lending experience and has been involved in over $1 Billion of lending transactions, having held senior roles at National Bank, CIBC, Murray & Co. and ACM Advisors Ltd.
