On behalf of COL Capital Partners Focused High Yield LP, COL Capital Partners is pleased to announce the closing of a $15,000,000 loan on a 73-unit seniors residence with a valued client.
Initially operating as a traditional seniors residence, the property has been fully tenanted by a government backed non-profit housing organization under a 10-year headlease with contractual annual rent steps, providing stable cash flow and allowing the client to refinance the property and use the funds to construct new units at another seniors residence. This investment was a tremendous ESG accomplishment for the LP.
